Are you licensed?
All property managers at Rental Home USA, LLC are licensed Virginia real estate agents and are members of the National Association of Residential Property Managers (NARPM).
Can I reach you after hours?
Yes. We understand that everybody has different schedules and situations so we are available by phone, text and email for the times that fit you best.
Can you put the money directly into my account?
We auto draft the money from your tenants account & we guarantee any money owed to you is in your account by the 10th of the month.
Do I get to see the lease or sign it?
We are a full service property management company. We take care of all lease signings and negotiations to make sure we are in compliance with all local, state, and federal laws.
Do you sell real estate?
Yes. Our primary focus is renting properties but with a combined 35 years in real estate, we will be happy to help you or someone you know buy and sell their property.
How and when do I get my checks?
We feel checks are a thing of the past; we will auto draft your money into your account by the 10th of the month so there are no “it’s in the mail” situations.
How is rent collection handled?
Rent is due on the first of every month. Similar to how we pay our owners, we auto draft rent out of our tenants' account on the first business day of each month, avoiding having to deal with check collecting issues.
How long of a lease do you sign?
Our standard minimum lease is 12 months. If your tenant would like a longer than 12 month lease, we will contact you and make sure that it will work into your plans for the property.
How much security deposit do you charge the tenant?
Our standard deposit is equal to one month rent. There are situations where we deem it is necessary to collect more security deposit to insure we are protecting our owner’s assets.
How soon can you start managing my property?
Right away! We suggest meeting and finding out what is your timeline and how soon we should start marketing your property. However, we suggest at least six weeks before you would like to see a tenant living in your home.
What type of properties do you manage?
Our company focuses on single family properties, townhouses and condos. We do not manage any multi-family or apartment style of housing.
What type of reports do I get and how often?
Soon after the money is deposited into your account, you will electronically receive a month owners statement that will show all incoming and outgoing money for your property/properties. In addition to the monthly statements, you will receive a year end statement that will assist you or your tax professional with your taxes.
Who holds the tenant security deposit?
Rental Homes USA, LLC will hold the security deposit in an escrow account as required by Virginia law.
